Langell Valley Homestead Ranch

17000 West Langell Valley Rd, Bonanza OR

This scenic ranch is located in the Langell Valley area of Southern Oregon, South East of Klamath Falls. Productive agricultural valleys surrounded by mountains covered with pine and juniper forests, characterized our area of Oregon. Lakes, streams and wildlife are plentiful as are expansive recreational opportunities in a vast area of unspoiled natural beauty. The ranch is approximately 13 miles from the friendly agricultural community of Bonanza with a K through 12 school, churches, restaurants, service garage, general store and medical clinic. The ranch setting is private and picturesque on the western edge of the valley where the home is prominently elevated affording a magnificent view of the deeded western landscape in all directions.

The land totals 855 acres with approximately 652 irrigated in native grass for hay and grazing livestock. There is also a sizeable amount of marketable timber on the property. Our area is known for strong native pasture such as this that put impressive grains on yearling cattle. A paved county road runs through the ranch with school bus service at the mailbox. 541 Acres are irrigated from the Langell Valley Irrigation District at a cost of about $34.50 per acre for the season. On the first ridge behind the house, Ralston Spring emerges producing approximately 80 gallons per minute of excellent drinking water at 64 degrees. The spring is probably the reason this site was chosen as the first homestead in the valley. It irrigates another 44+ acres. It has been enclosed in a heavy- duty steel box and tested for purity as a future source of bottled water. A second spring emerges behind the original homestead and also augments the irrigation system. Each spring feeds a storage pond on the property.

The home is a custom quality built 4-bedroom, 3 baths with sunken living room, cathedral ceiling, new certified wood stove, vaulted windows that invite the beautiful view into your living space and opens onto a redwood deck. Other improvements included a metal pole hay barn, corrals, electronic scale, hydraulic chute, and second hay/commodity barn with concrete floor. The present owners have recently added a 4800-sq. ft. shop and 73 X 90 tent structure as an indoor riding arena. Additionally, they have installed a new roof on the home, new range, dishwasher, refrigerator, and freezer as well as a new central heat and air with a humidifier system.

The property has been fenced into 17 separate pastures so a rest rotation grazing system works efficiently. There is a newer 2500 GPM well with 75 Hp. Motor, three new pivots and on the flood irrigated portion all new head gates, underground main line and risers. $2,250,000
